Even zinc and copper roofs, known for their exceptional longevity, benefit from periodic inspection and small interventions over their service life. Issues such as a wind-loosened seam, a clogged gutter or a displaced flashing are normal and repairable when caught in time; left alone, they evolve into infiltrations that damage structure and interior finishes.

Signs your roof needs maintenance
Some visible cues signal the need for a technical inspection:
- Damp patches on the ceiling or around chimneys and skylights.
- Drips during heavy rain, even if occasional.
- Overflowing gutters, a sign of blockage or wrong slope.
- Disconnected downpipes or visible leaks.
- Lifted sheets, opened seams or displaced flashings after strong wind.
- Vegetation growing in gutters or at the chimney finish.
- Localised staining on the sheet, distinct from the uniform patina of the material.
If you recognise any of these signs, the next step is an inspection: most issues are simpler and cheaper to fix before they cause damage indoors.
Technical inspection
Our work always begins with a documented technical inspection. The team walks the roof with the proper safety equipment and assesses the condition of the cladding (sheets, standing seams, solderings, fixings), the flashings against walls, chimneys and skylights, the drainage system (gutters, box gutters, downpipes, sumps, vents), the perimeter copings and trims, and the substrate condition wherever accessible.
The inspection is delivered as a report with photographs, a description of the issues, an urgency rating and a budget estimate for each intervention. It allows the owner to decide based on concrete information: immediate repairs, planned interventions or a deeper refurbishment.
Targeted repairs
Most issues are resolved with targeted repairs, without replacing significant areas of the cladding:
- Opened standing seams: controlled opening of the seam, correction of the underlying issue and re-closing with the proper tool.
- Displaced or dented flashings: repositioning and re-fixing.
- Gutter repair on isolated holes or failed soldered joints, by tin-lead soldering or section replacement.
- Infiltration points at chimney trims, skylights or vents.
- Re-soldered joints in lapped-seam areas, with prior removal of the patina.
- Emergency repairs in active infiltration cases, with temporary sealing until the permanent intervention.
Element replacement
When wear is more extensive, we move from repair to element replacement. The most common cases are:
- Sheets damaged by impact, localised corrosion or earlier installation errors.
- Sections of gutter in zinc or copper, remade in our workshop in the same section as the original.
- Downpipes, brackets and connections to the rainwater system.
- Coping on parapets and low walls, including expansion joints missing on older works.
- Chimney caps, vents, lanterns and other one-off trims.
In every case, we look for materials compatible with the existing one - in metal, gauge and finish - to preserve the visual continuity of the roof. When the original material is no longer in production, we propose equivalent alternatives and explain how their patina will evolve relative to the surrounding areas.
Preventive maintenance
Preventive maintenance is the most economical way to protect a metal roof. We tailor periodic plans to the size of each building, with visits typically scheduled before autumn and after winter. Each visit includes full cleaning of gutters, box gutters and downpipes; checks on fixings, seams and trims; small immediate corrections; and a photographic report with recommendations for the following year.
Clients with an active plan get priority response and preferential pricing on interventions outside the plan's scope.
Refurbishment of older roofs
Portugal has a significant building stock with zinc and copper roofs installed in the 20th century, on urban houses, institutional buildings and religious heritage. Many of these roofs are still structurally sound and deserve refurbishment rather than replacement with conventional solutions that rob the building of its character.
Our approach to older-roof refurbishment starts with diagnosis: we assess how much of the original cladding can be preserved, which areas need localised replacement and what work is required on the substrate. Whenever possible, we keep the areas with stabilised patina - part of the heritage value - and reintegrate the replaced areas with new material that will evolve over the years to the same tone.
